Selling Bonuses, Repair Allowances, Dancing Bears and "We Buy Gold" Street Walkers!!!
In BOLD, there is a script about doing more marketing on a listing that is not selling. Dianna Kokoszka talks about selling milk for almost $10 per gallon when the competitor is selling it for $3 a gallon.
We think of this every time we see listings with selling bonuses, repair allowances, etc. In almost all these cases, it is not the marketing that is not selling the home. And often it is not the condition. It is the price!!!
At the right price anything will sell. On a busy street and not selling? Over priced! Poor condition? Over priced!
If the property is not priced right bonuses, repair allowances will not sell it!
Not even dancing bears!

Not even "We Buy GOLD" streetwalkers!
Build it and they will come? Price it right and the buyers will come!
The next time you are tempted to offer a selling bonus, don't!

You are exactly right. If the price is wrong then it will not sell. Something is only worth what someone is willing to pay.
No matter how good it is or what kind of deal being offered on it.
It all comes down to the final sale and that relates the the Cash in hand.

Bob, i had to laugh because all of this is so true and sometimes no matter what you tell the seller it can't happen...if the neighbors yard is a junkyard, the sales price of your home will have to be lower...sorry, it is the way it is! Suggested
